In Canada, the minimum down payment is 5% for homes under $500K, 5–10% for homes between $500K–$999K, and 20% for homes $1M and above. A larger down payment reduces your mortgage and avoids CMHC insurance premiums.
Budget 1.5–4% of the purchase price for closing costs. These include Ontario Land Transfer Tax (and Toronto LTT if applicable), legal fees, title insurance, home inspection, and adjustments. First-time buyers may qualify for a land transfer tax rebate of up to $4,000.
From starting your search to getting keys, most buyers take 2–4 months in the GTA. This includes 2–6 weeks to find the right home, a few days to a week to negotiate and firm up an offer, and typically 30–90 days for the closing period.
Pre-qualification is an informal estimate based on self-reported information. Pre-approval is a formal commitment from a lender after verifying your income, credit, and assets. Sellers in the GTA take pre-approved buyers much more seriously — always get pre-approved before making offers.
